The key to your success is to gain a solid footing and to do that you must master the fundamentals, which typically means, you must master site compliance. Even if you are not going to work day-to-day with applicants and residents, understanding the eligibility rules and fundamental compliance is the key to gaining a solid footing!

To help facilitate this, I have bundled together my core courses that teach these fundamentals into what is simply called the Course Package Plan. Now, I also understand that you may not have the time, inclination, budget or supervisory approval to take a bundle of courses. Usually when you start something new that is as big as the Tax Credit Program, it is best to start out slowly and determine if this is a good career choice. Yet, you still need to master the basics to make a sound determination as to whether this industry is for you.

So, to that end, I suggest you begin by taking Housing Credits 101: Compliance Basics. This course will give you a broad stroke overview of exactly what this program is all about and how it works. Again, this is an overview course to get you started. Once you have completed it, when you are ready for more education, I suggest taking EITHER Housing Credits 103: Income & Assets or Housing Credits 204: Unique Program Rules. The actual course you sign up for will be based on your position and responsibilities. If you are going to be involved in determining income eligibility, in any way... even as a supervisor, you should take HC103 as it will walk you through the entire process. If you are not going to be working that closely with income eligibility but will be working in compliance, then I suggest you take HC204 as it will walk through all of the eligibility and special program rules you must understand to master compliance. Eventually, you will want to take both of these courses, but if you must take them in stages, base your decision on your current position and your current knowledge.

Once you are done with these two courses, the next courses are Housing Credits 205: Income Limits, Rents and Utility Allowances and Housing Credits 245: Site Compliance Specialist. HOWEVER, depending on your position and career goals, you may never need to take HC205 or HC245. At many management companies, the concepts taught in these courses are overseen by a supervisor. So base your decision on taking HC205 and/or HC245 on your position and goals. Please understand, though, if your goal is to become compliance certified, you will need to master the concepts taught in these courses.

And finally, remember to stay refreshed! There is a lot to this program. Taking a course once will not suffice. Often, you need to hear the concepts taught repeatedly. Don't find yourself saying... "oh, I already took that course"... as each time you repeat a course, I can GUARANTEE you will learn something new. Also, understand, if there are changes made to the rules or within the industry, I will update each of the affected courses, so by repeating them on an annual basis, you will be assured you have the most current information and knowledge!

If you want to become Compliance Certified...

The longer you stay in this industry, the higher the likelihood is you will be required to or want to become certified in compliance. Normal career path choice and often a company requirement. But, before you jump into the certification process, you need to learn a little more about becoming certified and what that exactly means. Sometimes, it simply means you must take education each year to "certify" your existing knowledge. Other times it means earning a full blown designation.
